The Aloe Vera Farm

Defined by beauty and production, this massive property is home to a large-scale fruit farm, a dry land rice farm and a cattle farm. Three separate homes are featured on the estate along with cattle sorting pens and completely fenced pastures. Boasting 2.5 miles of Pan American Highway frontage, the major highway connection North and South America, emphasizes the ideal location of this prime piece of real estate.

Selling the Largest Farm in Costa Rica

Securing such an incredible sale as that requires strategy, commitment and a deep understanding of the real estate market and agricultural developments. Krieg took advantage of the Enhanced Marketing Solutions (EMS) program, the in-house ad agency available to all United Country Real Estate (UCRE) agents. He, along with the EMS designers, developed a website completely dedicated to the property and its vast assets.

Top-ranking mapping resources, drone video footage and expert photography were also key devices used to make the sale. Krieg went as far as to rent a helicopter multiple times to ensure proper representation and maximum visibility for buyers. They kept the listing site fresh by routinely updating the photos, showcasing different angles and seasons to attract the right buyer.

After targeting potential buyers based on land type and size, Krieg and his team leveraged some direct marketing efforts. They also reached out to top real estate companies in Costa Rica and South America that had experience working with large agriculture operations, advising them that this unique property was coming to the market. This step was crucial as “exclusive listings in Costa Rica are very rare,” Krieg explained.

Due to the scare nature of impressive properties such as this, Krieg utilized many land, ranch and farm websites based in the U.S. as there aren’t comparable sites in Costa Rica. As they got closed to a final contract and sale with a buyer, Krieg engaged the services of a Costa Rican law firm to assist with the title work review and cleanup of it, drafting the purchase agreement. “In Costa Rica, most large tracts like this have a real mess of their title work. The agreement had to be created in both English and Spanish,” Krieg said. He also got the coveted Certified International Properties Specialist designation, benefitting the sale as it provided Krieg and his team additional resources before and after the sale.

Winning The Listing

A listing as massive and intricate as the Aloe Vera Farm calls for a property expert with a deep understanding of the international real estate market. Once one of the principal sellers, who lives in the U.S. came into contact with Krieg, the conversations started. Although his clear expertise had won over the individual, he had to get 51 total people who were members to agree. These people were members of a Panamanian corporation who also had ownership interest in the property. After flying out and visiting the property, renting a helicopter, they presented their listing materials, including the EMS marketing plan and budget. Following this, “a deal was struck, and we went to work,” Krieg noted.
