Absolutely one of the finest forest stands of marketable timber we have ever had the privilege to represent, “Only At Auction”. Together with the owners and the foresters plan of management they have considered these stands of timber to be ready for harvesting. The timber cruise estimates the volume of marketable timber in Tract 1 and Tract 2 are estimated to be in total 1,091,750 B.F. Incredibly, the predominate species is White Oak, making up 43% of the entire amount of board feet in tract #1. The timber is divided by Highway 80 into two parcels (North and South) and the standard is 16” D.S.H. (Diameter Stump Height) and larger. The cruise is based upon Form Class 78, Doyle Rule and did not take into account anything less than 16” DSH.

 

Tract 1- Northern parcel containing 804,630 B.F. within 160 acres of land. The top species is White Oak (437,960 B.F.) followed by Red Oak, Poplar, Chestnut Oak, Hickory, Ash, Beech, Chinkapin Oak, Black Walnut and other miscellaneous hardwoods

Tract 2 - Southern parcel containing 287,120 B.f. within 55 acres of land. The predominate species in this tract is Red Oak at 81,830 B. F with White Oak at 60,100 B.F.

TERMS:

TERMS AND CONDITIONS: 15% non-refundable earnest money deposit on sale day with the balance due on or before April 8, 2022. A 7% buyers premium will be added to the final bid price to establish the contract selling price of the timber. There are no contingencies whatsoever and all timber is selling “As Is, Where Is”. The species and volumes cruise estimates are offered as a guide only. We encourage your personal due diligence, inspections and independent assessments on quality and quantity, prior to bidding. Purchaser(s) will have 21 months to complete the task and reclaim the lay-down areas. The standard for this timber is 16” DSH and larger and will be sold in accordance with the Kentucky Forest Conservation Act and under the supervision of Kentucky Master Logger and timber harvest operations, with inspections by the Kentucky Department of Forestry for compliance with KRS 179.342 and 149.344. All damages to the property must be reclaimed and seeded in grasses by the purchaser. The purchaser(s) will indemnify the Seller against any and all third party claims arising from the Purchaser(s) operations and will provide and maintain appropriate insurance coverages for the duration of the contract. Announcements made day of sale take precedence over previously printed or verbal materials. Removal must be complete by December 31, 2023.
