Property to sell as-is, where-is with no contingencies. Buyer's are encouraged to complete due diligence prior to auction and to not use marketing materials for source of inspection. 10% of the total contract price is due upon successful bid. The 10% will be placed in the title companies trust account and credited to buyer at closing. A 4% buyer's premium will be added to the high bid price to represent the total contract price.
