3. CLOSE IN 45 DAYS or risk loss of earnest money deposit.

4. NOT CONTINGENT UPON FINANCING - have financial arrangements made before bidding.

5. AS-IS/WHERE-IS - buyer assumes full responsibility as to condition and suitability.

6. ALL PLACED BIDS will be held accountable for 7 business days from auction end date for sellers approval.

7. DEFAULTING and/or fraudulent bidders are responsible for auction commissions plus collection and/or attorney fees and will be reported to authorities.
